Ideally, a tenant would move in, sign a long lease, and accept the space as is.
However, with the demand for flexibility on the rise, this setup is often sub-optimal.
The market is evolving. Post-pandemic, landlords are diversifying; some are developing flex office solutions, and others are partnering with operators.
In my experience designing 'flex' and 'coworking' spaces, CAT A often needs significant modifications, leading to unnecessary waste and added costs. ๐ธ
