Many office providers follow a simple model: calculating the number of desks needed based on the number of employees. This often dictates the total office size, factoring in 'breakout' spaces and meeting rooms.

Sure, it makes the capex easier to justify and helps build scalable financial models for flex operatorsโ€”like, if I have 10 desks and charge ยฃ10 per desk, thatโ€™s ยฃ100 in desk revenue. Simple, right?

๐—” ๐——๐—ฒ๐˜€๐—ธ ๐——๐—ผ๐—ฒ๐˜€๐—ป'๐˜ = ๐—ฃ๐—ฟ๐—ผ๐—ฑ๐˜‚๐—ฐ๐˜๐—ถ๐˜ƒ๐—ถ๐˜๐˜†.

But what happens when those employees no longer need desks to be productive? Or when they don't want to come to the office? This is where the problem arises.

Fortunately, the pandemic has been a wake-up call. More real estate professionals and executives now realise that an office filled with sterile laminate desks isnโ€™t just dull; itโ€™s a missed opportunity and a financial drain.
